Starting Storage units

Hello! I am a new investor to Bigger Pockets! I am currently looking at putting up storage units. Does anyone have any tips or tricks or anything special to look at when looking to put up self storage units? The more help the better! Thanks in advance!

 Storage is a retail business so location and visibility 100% of the game. Make sure you research the market and understand competition, demand and new development in the pipeline. Also do not close on land until you get al approvals as anything can happen during the approval process that can affect you ability to build what you want.
