Calculating commercial value

A commercial property with 8 units fully occupied @3,000.00 cage per unit. What is the value of this property?

Is it 8x3000x12/.05 (assuming the cap rate) = 5,760,000.00?

No the value is based off the NOI and the cap rate not the gross rents.
