lease comparison spreadsheet for CRE
Hi BP,
Anyone in commercial real estate having a lease comparison template/spreadsheet that you can share? Thanks.

There are several, but you need to read/understand the individual leases since a XLS won't:
1) Weigh credit-worth of the tenant
2) Probability of the success of his business
3) Guarantees like personal or corporate
4) Tenant outs or rent holidays
Simpler stuff like lease rates/terms are not that difficult. However, someone that can just walk and is paying a 50% premium isn't that great as a tenant.
