Hey everyone, my goal is to to able to buy my first NNN property. Does Anyone have any NNN properties on here? What's your experience with them?

A function of buying quality is related to how much money you have to invest.

To get a good property in most strong suburban areas talking 2 million in price and up, 30% down, liquidity after down payment equal to 10% of loan balance, and net worth close to loan balance after down payment. Not an absolute but a quick guide to what many lenders are looking for.

Properties around 1 million tend to be mom and pop high risk or weak suburban to rural areas.

If funds are limited then can look into retail NNN condo's where you rent out one unit in a strip center or a building etc.
