Commercial wholesale- possible? I’m new.

Ok so I’m new and I have a question cause simply put, I don’t know. I just started on wholesaling, thought I came up with an idea and started wondering if I’m a stooge and other people already made money on this lol so here’s the money question. I landed my first deal in Michigan so I’m learning all the ins and outs of VR wholesale. In the process of looking up the Michigan property, I also noticed a building that was a save a lot at one point. Of course that part of the world would probably be a bad idea, but can I wholesale contracts on places like this in better areas? Can I wholesale on an old Walmart or something like that? Any info or advice will be appreciated.

You can wholesale anything if it is a good deal and you have the buyer.   Commercial is a different animal and there will be less investors who purchase commercial.  Also with commercial the terms you negotiate will be very important.  Most larger commercial is on terms or with bank financing so remember that with your contract you get with the seller (get more time and more time for due diligence).   I buy some commercial in Metro Detroit
