Warehouse Brokers/Investors with knowledge of Dillon SC

Any Commercial Brokers/Investors with knowledge of the Dillon SC market.  I have a 25K warehouse (3K of which is basic office space) that I am looking to rent.  I acquired this as part of another investment so its a bit outside my area of expertise.  Knowing that it is market specific, are there generic rules of thumb for rental rates of basic heated/cooled warehouse space. Is $3-4 per square foot per year in the ballpark?
