Offer Strategies - Commercial 75% LTV

Hello. I am a Realtor and have an Investor wanting to purchase multiple properties. His Lender will go 75% LTV. Is there a Strategy to minimize or workaround the 25% out of pocket? He is suggesting asking for a Seller 2nd/carryback, but even off Seller agreed, do Lenders usually allow that?

John Knight for commercial I am not aware of any lenders that would allow a 100% finance. Why doesn’t the individual ask the lender if they can get seller carry back a 2nd ? You may want to call the lender direct as well as you don’t want to be wasting your time assisting in trying to find a deal that will never happen.
