Hello. I am a Realtor and have an Investor wanting to purchase multiple properties. His Lender will go 75% LTV. Is there a Strategy to minimize or workaround the 25% out of pocket? He is suggesting asking for a Seller 2nd/carryback, but even off Seller agreed, do Lenders usually allow that?

Realtor/Investor in Indiana

Help Please...I need to write an Offer on a Rental Property Portfolio that locks down the Property, but allows the Seller to continue to market the property while my Lender finalizes Approval. How do I write this? Right of First Refusal?

(the Seller dealt with an unqualified Buyer previously and does not want to take Property off the market without a huge Earnest Money deposit) I understand and am OK with letting him continue to market the properth until I have Final Approval, as long as I can’t lose the Property if I can Close.

I am trying to purchase a 49 unit Rental Portfolio for $1.4M, 20%+ Cap rate. Rent Roll $32,800.

Minimum Values:   Insurance-$2,303,000   Zestimate-$2,457,867  Last Appraisal (per Seller)-$3,014,250 

I have an Equity Lender financing approximately 50% and Seller willing to carry 2nd for the other 50%. 

Seller's concern is what happens to him if something happens... Is there way to structure this to satisfy all parties? Any ideas? Any Lenders/Investors want to do a 12 month Interest Only? Workarounds? Partnerships? TIA
