Investing in Marinas

Does anyone have any experience investing in marinas? If so, how did you get involved and what are the big operational differences from office and multifamily investing?

I think the big difference is you dont really own the water just access to it. And there is a limited amount of waterfront to buy and develop. It is also seasonal here. As the previous poster said it is a service business that is where the most money is made, you realize that every time you need another boat repair.
