Would you do this deal

Have a deal that I want to make several offers on.  Here are the details

Arv is 450,000

Repairs are 120,000

70% rule yields an offer of 195,000

The house if owned free and clear.  If they hold a mortgage and note during renovations with no interest or payments until the house is sold, would you offer more - in the 230,000 range?
