When using the rental property calculator to evaluate a purchase, what are good numbers to use for Vacancy%, Repairs and Maintenance % Capital Expenditure % and he future assumption percentages? for income growth, PV growth and expense growth?

So I made 5 offers in the last 2 weeks - several that were listed on the mls and several dealing directly with the seller. I determined the ARV, used the 70% rule and subtracted the repairs. I was outbid on every deal and not by home owners. Am I doing something incorrectly?

Have a deal that I want to make several offers on.  Here are the details

Arv is 450,000

Repairs are 120,000

70% rule yields an offer of 195,000

The house if owned free and clear.  If they hold a mortgage and note during renovations with no interest or payments until the house is sold, would you offer more - in the 230,000 range?
