Environmental expertise needed: asbestos and waste material

Hi All,

I'm researching a retail property in Columbus, Georgia. I would be buying a note, and be required to take the owner through to foreclosure. I'm reading the documents and they've flagged some environmental issues. Namely: 

1) Asbestos levels aren't above the "dangerous level" but will be there, if they continue to rise. 

2) There used to be a dry cleaner on the property who may have not discarded of hazardous waste effectively. 

Is anyone an environmental expert, or could anyone help me understand how significant an issue this is?
