Commercial property use ideas...

Dear Bigger Pockets,

My mom needs your HELP! I'm looking for ideas on what she should do with her 20,000 sqft piece of semi-outdoor property. It's original intended use was a flea market but that hasn't managed to gain any traction for over a year. The next idea was to get a liquor license and open up for dances. Unfortunately, that too failed miserably! I was thinking of turning it into a large skating ring or putt-putt area but I'm running out of ideas fast so now I'm reaching out to the BP member brains. Oh and to make matters worse, the entire complex is in a flood zone! We're talking 10-15 feet of water when a good storm goes by... Anywho, any advice or ideas would be extremely helpful. Please take a look at the photos and let me know what you think, thank you!

...taking another look, here's another idea (this is actually pretty big in Denver)...

Call up various food truck vendors in your area and "sell" them a spot for their truck on certain days of the week.

If the location is near various office buildings, lease the spot to the food truck vendors for the lunchtime crowds.  If the location allows for use in areas where people will stop in the afternoon/evening after work, then get the liquor license, rent out the spots to the food trucks, and serve alcohol.  

Here in Denver, we have "Civic Center Eats" where they do this on certain days during the week throughout summer => http://civiccenterconservancy.org/

and we have various bars/micro breweries around town that will call in food trucks to park outside the bar so they get around the restaurant laws.  I pass one of these bars every day on the way home from work and I know of a micro brewery in a commercial area that has a truck parked out front every Saturday
