Deal analysis on mixed used building
I'm looking at a property in NJ that has 4 retail storefronts and 3 apartments upstairs. the seller is offering eller financing at a low undetermined rate (should be sub 3%) . however it does have one vacancy so thats what Im worried about.
sale price: 450k
125k down
325k 10 year mortgage
current rent roll with 1 commercial vacany: 67500
current expenses including taxes: 24000
current noi after mortgage payments: 11000
each tenant is around 1k+/-
