@John Errico This is in Williamstown NJ. I'm not a plumber or electrician but I believe that the work is basically done. I just need a licensed guy to sign off on it. I've called a bunch of companies in the area and no one wants to do it. I've even promised more work as well. (I also own 21 rental units with 18 in Vineland, NJ)

Hello everyone! This is my technically my 3rd flip but the first 2 weren't really true flips (literally called home depot and lowes to replace carpet and cabinetry.) This was a major rehab with new HVAC and new Water heater. I hired a general contractor who turned out to be unlicensed and did a decent job but was terrible at the paperwork. So I had the township come by to inspect and told me I needed permits for the HVAC and water heater. I have gotten no luck in getting a contractor to finish the job. Anyone knows of a good contractor that's willing to do this job?

I'm looking at a property in NJ that has 4 retail storefronts and 3 apartments upstairs. the seller is offering eller financing at a low undetermined rate (should be sub 3%) . however it does have one vacancy so thats what Im worried about. sale price: 450k 125k down 325k 10 year mortgage current rent roll with 1 commercial vacany: 67500 current expenses including taxes: 24000 current noi after mortgage payments: 11000 each tenant is around 1k+/- thanks in advance guys! long time lurker 2nd time poster!

I have a commercial retail property in NJ and thus am familiar with it here. However is there anything significantly different in Michigan? Also, the sellers agent will not give me copies of the lease until after an approved purchase agreement. Is this normal for Mi?

Yes that's possible at 180k it will most likely be older or a condo with an HOA. Property taxes are going to be around 5k or so depending on the township.
