Is it possible to buy an operating luxury hotel that is 100% leveraged?

Has anyone heard of this? Buy a hotel that is totally leveraged using both a commercial mortgage and private equity (or Venture Capital). Lets say a commercial mortgage would cover 60%-could private equity cover the other 40%? And because the hotel would be in operation (already in business with a steady income) -that income would probably be factored into the SELLING price. Would private equity cover that also? I know it sounds kind of risky but this doesnt sound like a bad project given todays uncertain residential and commercial markets because the rental rates are already covered by travelers in the hotel.
