NNN lease for multiple businesses in one building

Good Morning Bigger Pocket forums, 

I am looking into purchasing a commercial property very soon and I have several businesses that are looking into leasing a section of the building. How would a NNN agreement work in that situation. Would I need to create a NNN agreement for each business? If so, how would they divide up the tax's, insurance, ect...

Or does a NNN not apply in this situation.
