I have smelled it in the halls and in the other tenants air vents. I appreciate all the advice. I was hoping for a smart smoke detector that detects when somebody is smoking or another idea that hasn't come to mind. 

I think I'm going to install one way air flows in the complaining tenants bathroom vents. That should fix that issue and just keep on them to get them to stop eventually. 

Thank you everyone. I think I got the best advice I could receive given the situation.

Thank you all for your feedback. Yes tenants are complaining, VT law says 30 days notice which I have given but the tenant swears up and down that it isn't them. The burden of proof is on me and since I have none, I am SOL. No ash trays that I have found. Smoking outside is allowed but I'm 100% sure that isn't happening. 

Any further thoughts would be appreciated.

Good Afternoon. I'm in vermont where it is legal to smoke weed. I have a clause that says you can't smoke anything in the building. There is constantly weed smell coming from this unit. 


Maybe I'm being too nice but I dont want to evict her unless I can prove she is smoking weed or one of her guests are. She wont admit anything and neither are her guests. I am not seeing any smart smoke detectors on the market that can detect weed smoke (freshair only takes large orders for 40 or more) . So I am at a loss and would really appreciate any advice.

Good Morning Bigger Pocket forums, 

I am looking into purchasing a commercial property very soon and I have several businesses that are looking into leasing a section of the building. How would a NNN agreement work in that situation. Would I need to create a NNN agreement for each business? If so, how would they divide up the tax's, insurance, ect...

Or does a NNN not apply in this situation.

Michael that is the million dollar question. It all depends on what you are familiar with and comfortable with. As a investor in St Albans as well there is a wide vaierty of properties out there but you really need to keep your eyes out if you are looking for anything specific. Welcome to bp.

Good Morning BP Crew, 

Just wanted to give everyone an update. For the City of St. Albans Vermont they have a Board of Abatement which you can go in front of and discuss situations like these. I am in a little bit of a catch 22 in that I pay my backtax's at closing, but I cannot negotiate on a property that I do not own in front of the Board of Abatement. So I am in the process of seeing if my contract can be amended to where I pay for the house and then the tax's later, or see if the city will give me a credit once I pay the full amount of the back taxes. So I should hopefully have more information in a couple weeks.

Welcome to bp. I don't think there Is really a way around it unless you have a motivated seller who wants to do something non traditionally. In my Real estate investor club I brought this up and those type of deals just don't happen in VT according to them. Something I have done is work with a partner and split deals that way. Going up to an investor with a deal and showing them the numbers is a easy way to show somebody that you are serious about this business. 

I work up in St. Albans and would love to talk shop if you ever run into any road blocks.

Thank you Ned and Charles for your feedback. I dont know if it is a vermont thing or not, but it sounds like I need to dig into my contract further but it was my understanding that the back taxes are packaged with the house. I dont know if it matters but this was also an auctioned property. Regardless it doesn't hurt to ask to town if the interest can be negotiated. Thank you very much for your feedback. I greatly appreciate it.

Hello BP members, 

I recently acquired by foreclosure property that has about 5 years of back taxes. I know I will be paying those taxes at closing. I am fine paying the principle but I was wondering if anyone has ever gone to the city hall and negotiated the years of accumulated interested on the taxes. 

Thank you very much for your help. I am interested to see what people have done in similar situations.
