Steel vs. Block building

Hello

I have some land I want to erect a commercial rental building on which should have room for 6 commercial tenants. I am getting estimates for block buildings with rubber roofs for close to $900,000.00. With current rents I do not believe this will cash flow much at all unless I could find a 30 year term loan, these do not appear to be in existence.

In terms of maintenance and longevity it obviously appears the block is better than a steel / aluminum building. Can anyone educate me on advantages, if any thing other than cost, a steel building would render?
