Where to Find Commercial deals

I know there is a similar discussion already but it is 2 years old so I was starting a new subject.

I am an investor in Maryland usually dealing  in residential but I personally did one commercial deal and it turned out to be quite good.  Now I am am looking for more commercial deals for me and a friend/client of mine ( I am a realtor as well ) 

Where are the best places to find commercial?  

This is what I found so far

- Loopnet

- Showcase

- Costar

- Commercialsearch.com

- Auctions sites

- MRIS

- Brokers 

Any feedback / suggestion on the above? Two years ago I had a Loopnet subscription and it was just around $99 a month but now is about $250 a month -

Personally, my best deals have always come from my personal referral network.  They were off market, and had plenty of 'hair' on them, usually many liens that I was able to negotiate payoffs well below the amount owed.  BTW, there are professional debt reduction negotiators available, however you must have an equity interest in the property securing the debt, so you either work closely with the seller or get a quit claim deed in exchange for a note that is contingent on successfully negotiating a certain level of debt reduction or payoff.

Of course you can just pay market price for a property and avoid all the hassle. If you choose this option you are accepting a smaller ROI, or you need to guess right as to price appreciation.

I have done both.  Unfortunately, not always successfully!
