I am very familiar with the buy and hold strategy of larger multi families. I was just wondering if there was another method for better capital appreciation. A faster method that would require more work. Thank you

Hello all!

What would your path be to even more riches if you had 2 million dollars in cash and (basically) guaranteed bank financing? Im very interested to see your creative answers. Thanks in advanced! 

Im very well vetted in large multifamily investing and have a decent portfolio of a few hundred units. I am currently looking to diversify my income stream and am looking at certain retail and fast food buildings for sale in my area. The cap rates are of course a tad lower but I hear they are very hands off. Besides the credit of the tenant what else should I look for?

bump, Ive found a 25 year Amort, 3.5 percent 5 year loan but the cap rates are still way to low for any real value to me. So I understand the problem in the market

Buy and Hold, not a cash buyer but I have guaranteed financing as long as the appraisal supports the valuation.

Also with all due respect to the people messaging me, I am not interested in private financing or looking to help others in their deals. For now I am strictly looking for solid properties.But, I can offer any advice one may need regarding evaluating properties.

I am searching for properties in Ohio, Western Pa, and parts of Indiana but I can't find anything worth buying. Ive picked one property up in the last year and a half but that is with through research and searching for properties almost everyday via loop net and brokers websites, i.e. CBRE and Marcus and Millchap. My budget is 2-8 million. If someone could please help me it would be very much appreciated.

Hello, I'm looking for multifamily properties in Ohio, Western pa, or as far as indianapolis. I am not looking for crime ridden properties so please leave them out. Thank you

I need to be at at least an 8% cap as well or it is very likely my bank wont go along with the deal. Thank you
