1.4 acres of lot

i currently have a house under contract .  the house has 1.43 acres and is zoned as commerical. there isnt enough land to subdivide it.

 is there something where i could turn this into a lot more money by building a commercial building?  i am getting it for 55k and the comps run at 150k

what should i build? what should i find out?
