Advice on Real Estate Syndication in Chicago

Hello all! Thank you for reading my post. I have a goal of acquiring apartment buildings in Chicago, specifically 400 units in one year. I come across many lucrative properties and would like to have the ability to purchase them.

One of my mentors informed me of real estate syndication. I have been researching it and am very excited about the concept. I would like any advice from anyone that has formed a syndication or has experience with it.  Thank you.
