Do I need a commerical real estate agent ?

We found a commercial property on loopnet & it looks like a good deal [office building with single occupant with good rental history] - We have run the numbers & they make sense as well.


Do I need to find a commercial real estate agent to help write the offer  - How does this process go ? Where do I find commercial agents ?

We have lined up couple of banks who are ready to fund the deal but want to know how to go about it  - Like in residential, will the agent help write the offer & show us some comps (we  have done some due diligence already on this )  . 

This will be our first commercial deal so any resources OR guidance will be appreciated.

    I would use an agent for several reasons.

    1.  It’s free.  Their commission comes from the sellers RE commission paid.  If you have already talked or reached out to the Sellers agent then they will not like you bringing in an agent.   Since they have already done the work.

    2.   Unless you’re very experienced they will look after your interest.

    3.  By giving an easy commission to that agent you will have set up a relationship for future deals. You can tell them what you want to look for and they can watch or seek out.

    4. Are you good at lease agreements, negotiations, finding lessors?


    To find an agent.  Look at loopnet in your area or drive around similar properties and see who is the largest or active commercial agent in the area.
