Tiny Mini-Storage facility

Hello everyone, 

I hope all is well. I have a 4000 sqft lot that I can put 1,050 sqft or storage units on if vsrious sizes, a small lot smack dab in center of downtown of a town of 6,000 people. The county total maybe 15,000. We have a bunch of storage unit facilities around already so this is really all dependent on the results of a market feasibility report so that's TBD. But I've calculated a very good ROI, my question is has anyone else dabbled in a commercial facility of a similar size to my dimensions I've described? Why would one day a facility this small would "not be worth it"?
