Self Storage- Climate Controlled unit mix

Would appreciate your input and data. Looking at a new location. Due to its location, near downtown and the price per acre, looking at doing part of it in Climate controlled. Please disregard the size as it will get adjusted as I develop our financial numbers and the engineer helps me layout the property. Probably about 50% larger. Currently a 50 x 200 footprint with 2 stories.

Only doing 5x5; 5x10; 10x10 and 10x15 sizes in this building. Will be doing larger sizes outside the building as drive up access, non climate controlled. Want to keep more of the 10x15 and 10 x10 on the 1st floor and the smaller sizes on the second floor.

I don't like 5 by units, since that is normally where our most troublesome clients have been. At our newer locations we have moved to Autopay only, so that has reduced the amount of trouble we had before with Cash/check customers.

If only people who have managed Climate controlled locations before or now would respond.
Please give input on mix and size of units. Again, we won't be doing larger sizes 10 x 20 and up; inside the climate controlled building. Your thoughts and input are needed. More importantly if you could show your mix numbers.
