Tenant Protection Plan vs. Liability Insurance for Self Storage

Bigger Pockets Community,

I own a business park with approximately 50 storage units. The project has required lots of rehab so we're just getting ready to bring the storage units online. We have the ability to offer or require all tenants to sign up for a tenant protection plan instead of requiring that the tenant carry liability insurance. Does anyone have any experience or preference with one option over another ? Any and all feedback welcome.
