Post: Tenant Protection Plan vs. Liability Insurance for Self Storage

Bigger Pockets Community,

I own a business park with approximately 50 storage units. The project has required lots of rehab so we're just getting ready to bring the storage units online. We have the ability to offer or require all tenants to sign up for a tenant protection plan instead of requiring that the tenant carry liability insurance. Does anyone have any experience or preference with one option over another ? Any and all feedback welcome.

Pacific Center is located at 208 E. Carson St, Carson, CA 90745, in Los Angeles County. The 100% Leased Mixed-Use Investment is comprised of ±5,060 square feet of contiguous retail and office space situated on 0.27 acres on the Southwest corner of Carson and Orrick Ave, adjacent to a 73,000 sq ft grocery anchored Albertsons retail center. The Property is comprised of 7 tenants, many of whom have renewed with ownership more than once. The Property has off-street parking in the rear of the building with 17 individual parking stalls — 3.36/1,000 SF— in addition to on-street parking on Orrick Ave.

The homeowner base around the Property remains strong at 66% of the population within a 1-mile radius while still leaving room for a 34% renter pool to diversify the community and its needs for commercial products and services. The Property has phenomenal accessibility to all corners of LA County, as it is situated just 1 mile in between the 110 and 405 Freeways. Employer density is high throughout Carson and the surrounding South Bay Submarket, with employers like General Mills, PepsiCo, Arconic Fastening Systems, Alcoa Inc, and Conduent-Xerox officing nearby the Property and employing thousands of workers. The recently renovated South Bay Pavilion, less than 2 miles northeast of the Property, has made Carson a retail shopping destination and accordingly has caused retailer and overall commercial assets to appreciate.

Pacific Center is an exceptional opportunity to acquire a well-positioned and stable commercial asset in an increasingly appreciating market boasting impressive and convenient access to a mix of retail, healthcare, and industrial occupiers and high residential density.

Asking Price: $2,135,000

NOI: $114,884

Hey BP-CA!

My group out of Chicago is listing a couple retail deals in LA & Orange County. We need a California Broker of Record for the transaction and would pay a referral fee. Please reach out if you're interested or can refer us to someone that is. Thanks!

Hey Gary,

If you'd be willing to take a look at a small multi tenant retail center, I have a deal that might interest you near Gardena. Easier to manage than an apartment building and there's still room for rent bumps and sizable appreciation. Reach out with any questions.

Maybe not the best means of acquiring it, but looking for some direction on how to network with those who have access to tapes for 1sts and 2nds in the Southern California markets. Any pointers from this seasoned crowd?
