Selling my 12 condo complex- help with pricing

Hello! I have a 12 unit complex that I need to sell after some personal things have come up with my business partners. They are 12- 3bed, 2 bath hardwood, granite, stainless, James hardier siding exterior and very nice. Rents are $1300 but going up to $1400 as the last 3 units I’ve filled have gone to $1400. 
My question is selling price based on my rents of $16,100 monthly. They units are always full and in a market with a University and 2 major hospitals. Any advice is greatly appreciated. The realtors in my market don’t know how to price anything so trying to avoid them. The last 5 flips I’ve done I’ve sold for significantly more than they told me I should list them at. Thank you all for the help!
