Thanks for the response Caroline! The units are 6 duplexes so separating them is doable to an investor for longer term gain but not in our cards because the bank loan and their unwillingness to let us pay off the loan one sell at a time until our loan is satisfied. I am an owner  with 3 partners who are all on board. We had zero issues during covid and increased rents without having more than 1 month empty out of all 12 units. My market is in West Virginia and pretty small so we stay insulated with national problems like the crash in 2008 and covid. I can prove rents and there’s are no building issues, fixes needed or even building code requirements in my county where the rentals are. We are in a path of progression for our area so I only see it getting better. I’m the property manager and would love to stay on if I find an investor that needs to hire one. Also I don’t want to lose these 12 units from my portfolio but I don’t have the funds to buy out my other partners.

Hello! I have a 12 unit complex that I need to sell after some personal things have come up with my business partners. They are 12- 3bed, 2 bath hardwood, granite, stainless, James hardier siding exterior and very nice. Rents are $1300 but going up to $1400 as the last 3 units I’ve filled have gone to $1400. 
My question is selling price based on my rents of $16,100 monthly. They units are always full and in a market with a University and 2 major hospitals. Any advice is greatly appreciated. The realtors in my market don’t know how to price anything so trying to avoid them. The last 5 flips I’ve done I’ve sold for significantly more than they told me I should list them at. Thank you all for the help! 

Hello what are the best tools to collect rent electronically? I’ve been thinking about trying cozy but curious if there is a better app or website.
@Andrew Schrader get rid of the heat in the attic by installing a thermostat attic fan. My units used to have a variance of 12-14 degrees between floors now it’s only 4-5. Hope this helps.
@Brian Garrett Thank you. We already have 12 3 bedroom units so we want a mix of all options.
What is more profitable to build? Planning on 23 2bd and 10 1 bd but the mix can shift if one bed is better.

Hello I’m new to bigger pockets but have some experience building and managing 15 properties. We are getting ready to build 35 more units and curious to pros vs cons on including water and sewer in the rent. We currently make tenants pay it but with the new build we will pay around $40,000 in tap fees to the water company and local sewer psd. What would you all do? Thank you for the help, Brandon
