seller late on taxes

Hello BP :) I'm currently working on my first deal. I just called the County clerks office to verify the yearly taxes on the duplex I'm interested in buying. She informed me the seller is late on first installment of taxes and the second installment is due next week.

Should I be concerned with this and what possible ways could I use this to my advantage in negotiations.

I understand the seller is going through a divorce and is selling multiple properties. Not sure what to make of this.

Any ideas or suggestions would be much appreciated. Thanks in advance.
