A lot of my buyer clients don’t have pre approvals

I’m trying to find houses for my buyers but most of them haven’t talked to any lenders & the ones who have talked to lenders say they aren’t able to get an approval. I want to help them get pre approved but don’t know where to start. One lady is on disability but says she also earns money. Idk what to do with all these people who don’t have pre approvals. How can I get them into a loan. I’ve talked to a lot of them about first time home buying programs. My disabled client is also interested in land, I know this is a totally different type of loan…
