  • TL;DR: Atlanta has no freaking inventory and the prices are skyrocketing. There's no slowing down in sight. Homes are being built everywhere to accommodate Atlanta's positive net migration.
  • There were 7,849 closings for Residential Single Family Detached in July 2021. This reflects a decrease of 15% over July 2020.
  • There were 1,632 closings for Residential Single Family Attached in July 2021. This reflects a decrease of 1% over July 2020.
  • The average sale price for Residential Single Family Detached was $433,707 for July 2021 vs. $356,642 for July 2020.
  • The average sale price for Residential Single Family Attached was $327,015 for July 2021 vs. $283,223 for July 2020.

    There were 49,618 closings for Residential Single Family Detached for YTD 2021. This reflects an increase of 6% over YTD 2020.
  • There were 11,545 closings for Residential Single Family Attached for YTD 2021. This reflects an increase of 30% over YTD 2020.
  • The Residential Detached Average Sales Price YTD through July 2021 was $409,966 vs. $329,904 for YTD 2020. This represents an increase of 24% for YTD 2021 vs. YTD 2020.
  • The Residential Attached Average Sales Price YTD through July 2021 was $319,237 for YTD through July 2021 vs. $283,720 for YTD 2020. This represents an increase of 13% for YTD 2021 vs. YTD 2020.
