Cleveland off market deal

Hi all! First time poster. I’ve found a deal in Cleveland that looks good. It’s ticking the right boxes. It’s off market and I found the buyer directly. This would be my first deal. As a preliminary question, should I find a local buyers agent to advise me? Since I found the deal, should I pay them a discounted fee? Any other advice would be appreciated.

Yes, you should have a buyer's agent to represent you. If it's a simple transaction, a buyer's agent seems like a waste of money. But if any problems arise, they can be worth their weight in gold and prevent you from a major catastrophe.

Because you already have the deal lined up, you can probably find an agent to process the transaction for a discounted price, but don't go looking for the cheapest! You get what you pay for.
