Found a deal.... but its too big!

Hey BP,

Only a week ago I was complaining on here about how I couldn't find any deals. Now I've got a great below market rent deal from a burnt-out owner looking to sell by years end.... but it's an 85 unit! They are asking 13.5 - 14 million for it! It's in Phoenix AZ. If anyone around that area is looking for deals here's one for ya! I normally do anywhere from 30-60 unit deals, and am not quite a high enough level to tackle this. Where to go from here? i don't want to just give it up / pass on it.
