Kansas Tax Sale Questions

I'm currently reviewing a number of properties that are due to be auctioned off in August-October in a couple of different counties in Kansas. Kansas is a tax deed state and seems pretty straight forward compared to many of states. My main question is, how close to their actual value to single family homes usually sell for at tax auction? I know this will very widely based on the market, but assuming that the home is occupied and in reasonable condition would I really be getting much of a deal after budgeting for current year taxes, eviction costs, fee's and assessments ect? I'm really just trying to fine out if I'm pursuing a pipe dream by going after these. I would love to hear from someone with experience in tax sales, any advice on tax deed sales in general is greatly appreciated as well. Thanks!
