Should I cash out Refi or do a HELOC?

NEW INVESTOR QUESTION. So I purchased my first primary residence last November. My equity in the home has jumped a lot and I am thinking of doing a heloc to buy an investment property. I am stuck because should I fully renovate my house now and re finance and pull the equity out or just do a heloc and remodel and re finance the residence down the road? looking for advice if anyone has had to choose between the two instances.
