What are your best tips for a beginner in the real estate industry to reneg on the offers?
How do you propose a lower price than listed? How do you convince the seller to sell you at the price lower than the listing?

Timing matters a lot in the current market as well. Almost no seller is going to consider a low offer on its second day on market. Look for homes that have been on the market for at least two weeks. If they haven’t had any offers at all yet, even better. Back up your offer with numbers as @Will Fraser suggested and you’ll have better chances.
List price is an arbitrary number and doesn’t always reflect the actual market value. Sometimes they are lower to entice more offers and sometimes they are just too high. Either way, no seller wants to admit on day two that they overpriced their home. They wouldn’t have done it if they were ready to admit it already.
