Best way to find the problem to solve?

Hello BP,

So we're all natural problem solvers when it comes to real estate, but I want to know is how do you guys find the problems of the seller? In better terms what's the best way to ask what their problem is so I can do my best to solve it.

In my opinion going up and knocking on their door and saying "Hey what's your problem, I want to solve it." Seems straight to the point and may come off aggressive, let me know what you think.
