Offers on my Listing

I have two offers on my listing as follows:

First one $ 325,000 without Home Inspection

Second $325, 000 with home inspection and escalation clause of $ 5,000 up to $350,000.  

Just wondering if I can pick up the first one without any issues.

@Steven Foster Wilson You are in a multiple offer situation, which gives you the perfect opportunity to maximize your price and terms.

If I were in your shoes, I'd notify both parties and anybody else who showed any interest as follows:

"Thank you for your interest in 123 Main St.  We have received multiple offers.  Please submit your final and best offers no later than 6:00 PM on [48 hours from notification].  Special attention will be given to offers with the best price and fewest contingencies."

No need to jump on one of the existing offers yet - it's premature at this point.  See if you can squeeze a little harder and get a better offer out of them.
