How to pay sellers for owner financing and subject to?

For sub-to deals, is there a better way to pay the mortgage payment other than the owner letting you have their bank login so you can pay it directly?

For owner financing deals, how are you guys paying the note? 

Is there an third party online system that can handles this stuff in a safe way for everyone?
