Creative Down Payment Options?

I might be coming into some money that I would use for my down payment for HMLs. But there is a possibility I don't come into the money.

So in the meantime, I'm trying to do research on creative down payment options. I don't have friends or family that would be willing to lend me 20% of a house.
I'm currently working on business credit. But they want my score to be above 730. I'm currently at a 700.
I don't own a house for a HELOC.

Are there any options out there?
