I will have a little over $100,000 to invest in RE. I’ve been involved in RE for the last 7 years, but I haven’t invested. I’m finally ready.

My question is to you (when you are first starting off).

If you had $100k to invest, how would you invest it?

My thought is splitting it with hard money. Buy my first flip use 1/2 for down payment on HML.

Use the profits from that and brrrr.

Use the second 1/2 to brrrr

Thought/suggestions?

I might be coming into some money that I would use for my down payment for HMLs. But there is a possibility I don't come into the money.

So in the meantime, I'm trying to do research on creative down payment options. I don't have friends or family that would be willing to lend me 20% of a house.
I'm currently working on business credit. But they want my score to be above 730. I'm currently at a 700.
I don't own a house for a HELOC.

Are there any options out there?

Long story short you can use the Internet to find way better free resources, that will have better details and what have you. 


Also the properties on My House Deals can be found on ZipReality for FREE! Don't waste your time and money.

As far as private lenders just google Private Lenders and you will find what you are looking for for FREE!

There have been a few posts about this guy and program, but no real concrete answers. 
Essentially they finance 100% of deals, everything even closing costs and repairs. Plus they/he will coach through the process. And they have tons of tools. 
You then split the profits with him 50/50.
I haven't called them yet to discuss but from what I've read you have to "join" the program first, of course at a cost. I've seen everything from $400/month to $10k to join. 

IF this is completely legit, why isn't this talked about WAYY more for new investors without 20%+ to put down on a DP.
Am I completely missing something here? Is this a complete scam? 
Are there people in BiggerPockets that are in this program?
Bueller?

I’m still trying to get any type of feelers on peter and partner driven. I seen Facebook and google reviews, but those can easily be fake.

I have enough for their program but not quite enough right now for a 20% down payment.

In my opinion their program fee of $10k would be well worth it, even if I just flipped 3 properties with them!

Has anyone at all from BP joined partner driven?!?

I’m moving to Fort Lauderdale March 1. My goal is to buy my first property by April 1 to flip. I’m not stuck on flipping only in Fort Lauderdale but I’m looking to stay somewhat close (Deerfield, etc).

I am hoping to connect with contractors in the area from BP that are willing to work with a flipper. If you have a contractor referral or are a contractor, I’d love to connect!

I’m writing multiple contractors in my area. Ones with good portfolios, before and afters, etc.

I’ve had two reply with “not interested”, “I don’t do this type of work”. Then I go back and they clearly do this type of work lol.

I’ve also had one saying yes they would love to meet up.

I’m just wondering if contractors don’t like working with investors and would rather work directly with homeowners instead?

I’m not offended or anything, just curious the thought process.

My name is Anthony Brancato and I’m the owner of Marone Rock Rehabbers. I am currently doing a preliminary search for contractors to team up with in the Chicagoland area.

I will be doing full remodels on residential houses (flips). I am not looking for a quote yet as I won’t be buying this property until March timeframe. But I am getting a few GC’s in line so we are ready to go on day one.

I saw some of your work online and was impressed by the quality and amazing design you brought.

So I am writing to see if you are able to take on a large project in the next couple of months (and more though the next year). Also if you have worked with investors already in this capacity (flipping/investors).

If not, it would be amazing if you could refer a GC in the area that is capable.

Hey everyone! 

I have been involved in real estate for the last 7 years, but this will be my first flip. 
I anticipate purchasing my first property sometime in March. That gives me the next 3 or so months to work on skills and gather resources (more so than I already have during the pandemic)
I'm currently enrolled in a pretty intense SketchUp class and I watch flipping videos on youtube/read flipping books.

So my question to you is: If you had 3-4 months of extra time before your first flip, what skills would you have worked on? Or even if you had 3-4 months of extra time right now, what would you wish you could work on?
