Makes sense to have multiple sites. I suppose as I am also a Realtor my main focus of my website in that aspect of my business has always been driving leads to my site so I want to focus on doing the same on the investing side. At this point I don't see the value in driving investors to a site but I guess it's possible down the road that could change.

Not that they don't exist but I will say it does seem easier to find the investor seeking investor site than it does finding the investor seeking motivated seller site. I guess that was my original point.

As I do some research for a blog I am starting on my website I am looking at other investors blogs around the country. What I have noticed is most (most) of them seem to be blogging about their latest flip or a deal they got or one that fell through etc etc.

My thought was I want to blog to drive motivated sellers to my website with keyword rich blogs and interesting topics because I don't think motivated sellers care about how much I made on my last flip or how long it took me or whatever.

We can't really accept fees just for running a comparative market analysis. Let me ask you this: Do you plan on selling or renting the property after it is rehabbed? If so and you are not planning to sell it privately you can offer them the listing when it is ready to go on the market.

Maybe others can chime in with advice on that one though if you are planning to sell without an agent.

Find a Realtor you trust to pull them for you. If they are good they will know the area, know how to value properties well and price them to sell quickly.

It is always good to have a second set of eyes anyway.

If you want to do it yourself some people use Redfin and or Zillow (though I don't recommend either for valuation of a property)

I am like beyond novice at this but my partner and I are thinking about starting to invest in notes. His son is an attorney and we have the financial backing to handle it.

Our initial thought was to purchase non performing notes, foreclose on them (where his attorney son comes in) and then flip them. Again, this is probably showing my low experience level but I just wanted to hear the groups thoughts on this strategy.

Great insights. Yes the pitchy stuff usually throws me off guard as well. I've just been finding how important a website is and I know I need to do it right.
