I think so! The more people you get to know and establish relationships with the more deals you’ll do later.  Just find some questions to ask people that will help you know they are truly wanting to help and not take advantage. I am super new but I have noticed there are a lot of “trainers” and other types that want to take your money…

More education, find a local real estate investor and get a job learning in the field. Save save save your cash. Look at the books in the bigger pockets reading section. Rent then at the library.

Have you read THE RICHEST MAN IN BABYLON? Save at least 10% of everything you make starting now!

Read as many books as you can. Maybe get a job with a local apartment complex or property management company to begin acquiring knowledge. Work hard for them and pick their brains.

Take notes about what you see them do wrong, how it effects people. Take notes on what they do right, how it effects people. From that form your own future business plan. When you’ve saved enough money a good way to start is with a house hack. Buy a duplex, triplex, or fourplex and rent out what your not living in. You’ll have cash saved, experience, and a great way to live rent free and learn by doing.

Stick with it. I wish I would have started as young as you and kept going!!

Not sure if a local bank is considered private, but a local bank in your area may do portfolio loans. Call around. I spoke with my mortgage company because my private lender fell through and they are going to hook me up with a lender for a BRRRR and I'll refinance through my mortgage company when done. Call around, maybe you'll find someone or some recommendations.

Recommended laying out the percentage everything was worth in the beginning and making sure everyone is in agreement.

Property management $$%

Project management (construction phase) $$%

Funding $$% sub category to funding % per participant.

He also recommended structuring each deal individually, and making sure everyone is still in agreement.

I don’t know much but it sounds like you want to use a business loan for a single family rental? I suppose if you could convince a business lender to do it and the rate/terms, sure. I would like to see what everyone says…

Help,

I am a currently full time in law enforcement looking to get into flips and buy and holds.

From the LE side I would say get all police reports related to this incident, get all body camera footage, get the 911 dispatch recordings, get the 911 cad print outs, and a copy of any other evidence that may exist. Thoroughly review all of the information, take your own notes, and keep it in a file. If this leads to an eviction now or down the road you have created your own paper trail through due diligence. This will help you understand who was the “primary aggressor”, who stretched the truth, and will ultimately help you decide how to proceed right now and later.

Some agencies, most, require you to IPRA the information you’ll be collecting. Should be as easy as getting the case # from dispatch then going online and filing a request for ALL records tested to that case #. Some departments might make it more difficult some may make it easier to obtain the info.

Sounds good. The realtor I spoke with pointed this out. He wants more up to date info on each individual property; BED/BATH. What you are saying makes perfect sense, thank you!
