Looking for a Pro Advice.

Current Situation: A house is offered to the market for $200,000 "As is". Repairs might be $15,000 max. The ARV is estimated at $320,000. The repairs are confirmed and there are no liens on the property.

My Offer: paid cash $200,000, no inspection, no appraisal & close ASAP

Sellers position (non-profit organization): waiting 5 days, broker says there are offers for up to $280,000.

Looking for a pro advice to play this game.
