I am Buyer A, who purchased a house requiring extensive repairs from Seller Z. The deed is currently under Seller Z's name, though there is a purchasing agreement between us. After the house was repaired, Seller Z refused to honor the purchasing agreement. As a result, I have sued Seller Z, and the case is currently being heard in Court of Law Number 3. The lawsuit includes claims for breach of contract, specific performance, and trespass to try title, and the case is registered in public records.

Additionally, the lender has initiated foreclosure proceedings on the property due to Seller Z's default on payments.

Is there any action I should take as Buyer A?

I represent a seller who intends to sell a property (land and manufactured home), and I have requested a payoff quote or letter from the lender to initiate the process with the Title company. Regrettably, the lender has declined to furnish the requested quote, citing multiple payment requests with no response.

Complicating matters, the lender has expressed an intention to commence foreclosure proceedings next week. In light of these challenges, I am seeking guidance on the available options in this situation

Zac and Bern's sister died, her name is Mary. Mary leaves the house to Bern as heir to the house as stated in her will. Bern wants to sell the house. Zac is the executor of the will and he doesn't want to sign (he hides and does not to talk to anyone to do his job as executor). The house is foreclosure in two weeks.

Bern want to sell the house, what are his options?

Looking for direction. 


Bertha granted Rudolph with a power of Attorney (seems with full authority). Bertha claims that the property is hers however the property Deed shows Rudolph's name. Currently Rodolfo and Bertha do not talk to each other due family matters. Bertha wants to sell the house.

Do you know what are options for Bertha?

I have a property "pending contract" for $165K. The Bank completed the Appraisal yesterday for buyer A.

However, Buyer B counter offer for $175. Is tempting !

Any advice about way to go?

I am selling (Sell by Owner - RE Investor) a property in El Paso, TX. I have received hundreds of calls and real estate messages of all kinds all around the USA. 

I have a potential buyer who (I do not who is he), although he is interested to buy the property, and he just send me the Purchase agreement for me to sign it.

In order to prevent a scam what are the actions and/or information I need to ask to assure a smooth transaction?

Currently I am Real Estate agent however I would like to transition as Real Estate Agent and investor. I do not know how to manage my situation with my broker in regards to leads management and its commissions. 

Can somebody provide some insight about how to transition correctly?

Talk to the seller agent or seller directly. 

Or, I suggest you to go with BiggerPockets strategies: 70% rule, Max allowable offer, or similar. One offer! Keep the communication open with the seller for negotiation.
