What is the best way to finance a newly built, entirely new home on a property?  

Either live in or rent out for a couple of years?

Or sell within 6months to 2 yrs?

I've been interested in a property listed for 230k on the market for some time now, and it was listed for 270k. The property is 8.1 acres and has a two-bedroom, one-bath broken mobile home that is barely livable. This property can NOT be financed by FHA or a traditional conventional 30-year fixed-rate loan.

I want to build a home on the property to increase value at some point.

Any advice or ideas?

What are your predictions on conventional mortgage rates in the next six months to a year?

Thanks for the response. Will be looking into data on all mentioned communities. Any resources you recommend far as growth data and plans for retail, family business, Franchise growth with theses mention communities. Another words, I want to make sure big businesses are looking at these growing communities. I'm brand new in real estate and eager to make a strong investment in the near future.

Good morning friends, thanks for the response. The family and I are staying in San Tan as I write. I love it here. I took a drive to Florence last night and it seems like the Florence community will be growing rapidly. Anyways, I'm looking for a rental property around 250- 350 range and there is a possibility of moving in the house in a year or so. In your opinion what community would offer the most growth in The near future? Please, I'm new to real estate and any advice or brain food send it my way. 

I'm studying loan opinions as I write this lengthy reply :)
