Buying off-market with no agent

I have an opportunity to buy my first flip with my brothers and the property is off market. In an effort to keep costs low for the seller in order to incentivize a better purchase price we're hoping to go with no agent for the acquisition.

Is this the right strategy? What do we need to be watching for if we proceed? Please help!

There is nothing wrong with purchasing a property direct from owner; unless you found the property through an agent. Not much will change except that you will need to handle the contract and putting together the rest of your team yourself (usually an agent will assist their client with finding lenders, inspectors, title company etc.). Do you have your funding all set? Do you have a contractor(s) ready to walk the property and bid it out?
