Appraisal Question. Single family converted to 2 units

Not sure if this is dependent on location but I have a property I want to buy that is a single family and has been split into 2 units unpermitted. Both units have a full kitchen. I need the property itself to be considered single family for the loan purpose. I've had others say that if I take the stove out of the unpermitted kitchen then it'll be considered a kitchenette and that doesn't need a permit so the whole building will be considered a single family home. I would imagine because the second kitchen wasn't permitted to begin with that they wouldn't count it but have heard from others that they will count it as a second unit anyway because of the stove. The appraiser will have the say on what it is and isn't so ideally would appreciate any feedback from an appraiser specifically or anyone who has any knowledge! Thanks!
